The three ways carpet cleaning is priced

- Per room — commonly around $30–$60 a room, usually with a minimum job charge (often $100–$150) so a single small room isn't worth the trip on its own.
- Per square foot — often in the range of $0.30–$0.60 per sq ft, more typical for large or commercial spaces.

Stairs are almost always priced separately — frequently a few dollars a step — because they're slow, detailed work.
What actually moves the price
- Area and number of rooms — the obvious one.
- How soiled it is — heavily soiled or neglected carpet needs more pre-treatment and time.
- Stairs and hallways — priced on their own and add up fast in multi-level homes.
- Pet treatment — urine deodorising and enzyme treatment is specialised work and a common add-on.
- Furniture moving — some companies charge to move it, some clean around it.
- Method — a truck-mounted deep extraction is a different (and more effective) service than a quick portable pass, and priced accordingly.
Why the cheapest quote often isn't
A suspiciously low per-room number is one of the oldest plays in this trade. The advertised price gets you a light surface pass, and the real cost appears on-site as "upgrades": pre-treatment, deodoriser, stain treatment, stairs, a fuel or travel surcharge. You booked $99 and you're signing for $280. Watch for:
- Prices that seem too good to be a full clean — because they aren't.
- Travel or fuel fees added for anything outside the inner city.
- Vague quotes that don't say what's included.
- Portable machines sold as equal to truck-mounted extraction — they aren't, especially on drying time.
